Rental Application
Thank you for considering Ivy League Real Estate Group for your source of renting quality homes.

Applicants are reviewed on the same criteria, one person or family at a time, on a first application in, first application out process.
1. APPLICANTS
- Each person 18 years of age or older must complete and sign an application
2. CREDIT HISTORY
- Any bankruptcy proceedings must be finalized prior to signing a rental agreement. Discharged bankruptcies may be ok pending Landlord's final approval.
3. INCOME
- All applicants must prove their actual income from legitimate sources.
- Income must be at least 3 times the rental amount for the property of interest.
- Self employed applicants must provide their most recent tax return and 3 months of bank statements.
- Unverifiable income will not be considered.
- All government programs, vouchers or assistance programs must be verified and accompanied with supporting documents.
4. RENTAL/LANDLORD HISTORY
- All applicants must provide positive landlord references from non-family source for at least the previous year.
- All applicants must prove that previous rental payments were made on time and without demand for the previous year.
- All applicants must prove they respect their neighbors and show care for the landlord's property.
- All applicants must have satisfactorily completed their existing contract.
5. CRIMINAL RECORD
- A criminal record verification is made on all persons 18 years of age or older who will occupy the property. Cause for the application to be rejected includes conviction (and then release from incarceration within the last seven years) for:
a. Illegal drug activity or gang involvement of any kind
b. Any violent act against another person
c. Vandalism, Arson, etc
d. Burglary
e. Criminal Trespass
f. Stalking
g. Anyone ever convicted of child abuse, child molestation or negligence involving a child
is denied.
6. SUPPORTING DOCUMENTS
- Applicant must submit all supporting documents as stated in Tenant's Application Packet. Once all information has been received, the application process will begin.
